Frequently Asked Questions

I am a resident at an apartment community. Can you help me with an issue/complaint, and can you give me a copy of my lease?

The Georgia Apartment Association is a trade organization for companies that own and manage apartment communities and affiliated companies that provide products or services to the apartment industry. We are unable to answer questions from residents or respond to any inquiries. If you are having a legal issue, we recommend you contact an attorney who specializes in landlord-tenant law in Georgia. While you are entitled to a copy of your lease, we do not have access to these records, and you will need to ask your apartment community for a copy if you did not receive one when you signed it originally.

What is the Georgia Apartment Association (GAA), and what do you do?

The GAA is a trade association made up of seven (7) affiliated associations from across the state to represent the multifamily housing industry in Georgia. Our membership includes apartment property owners, management companies, independent rental property owners (less than 100 units), developers and suppliers to the industry. Our focus is legislation, education, and communication for the industry.

Are all apartment communities in Georgia required to be members of GAA?

GAA membership is voluntary and is obtained when an apartment community joins their local GAA affiliate in Georgia. Most professionally managed apartment homes in Georgia are currently members as they are dedicated to quality rental housing.

How do I join the GAA? Who can be a member?

You cannot join the Georgia Apartment Association directly. To become a member of GAA you must join one of the sevenGAA affiliates, and then you will obtain membership in the Georgia Apartment Association. Our association is made up of companies that own, manage or develop multifamily rental housing, as well as those businesses that provide products and/or services to the industry.

I'm a member but want to become more involved. How do I do that?

The best way to make the most of your membership is to become involved. Each of our local affiliated associations are always looking for volunteers to serve on various committees. The Georgia Apartment Association holds an Annual Conference in the fall of each year. This is a fantastic opportunity for you to attend outstanding education seminars as well as enjoy some of the best networking in the apartment industry. See the Annual Meeting tab above for more information.

How many members belong to the GAA and who are they?

Representing an industry that provides homes to 1.4 million Georgians, our 2000 member companies provide more than 100,000 jobs for Georgians. Our members contribute more than $1.45 billion in taxes and other revenue for local governments, and every 100 new apartment homes developed generates an additional $384,000 in taxes and an additional 47 local jobs. Our commitment to the community produces one of the largest food drives in the nation, contributing nearly 4 million meals in Georgia last year alone.
